Before demo begins — the pre-loss condition of every damaged component is visible. Adjusters can walk the property, see what was damaged, assess the quality of the original materials, and confirm the scope of the loss. After demo — that evidence is gone. Every material that was removed is in a dumpster.
This is why we photograph and document every component of a property before any demo begins — and why we request adjuster walks at the demoed structure rather than at the finished surface. An adjuster who walks a property before demo can confirm the scope with their own eyes. An adjuster who walks a property after rebuild is approving scope from photographs and estimates alone.

Not all demolition requires a permit in Arizona — but structural demolition above certain dollar thresholds and involving load-bearing elements does. Here is what property owners need to know.
When a permit is required: Demolition of load-bearing structural elements — walls, columns, beams, and floor and roof framing — requires a building permit in most Arizona jurisdictions. Demolition that is part of a larger permitted reconstruction project is covered under the reconstruction permit. Standalone structural demolition above certain dollar thresholds requires its own demolition permit.
What a permit requires: A permitted structural demolition requires a licensed general contractor to pull the permit, oversee the work, and call for inspections at required phases. Unlicensed contractors cannot legally pull structural demolition permits in Arizona. Work performed without required permits cannot be inspected and may be required to be redone — at the property owner's expense — before any subsequent permitted work can proceed.

Do not demo before your adjuster walks the property
This is the single most important thing to understand about post-damage demo. Call your insurance carrier and get an adjuster walk scheduled before any demo begins. An adjuster who cannot see the pre-demo condition of the damage cannot fully scope the covered loss. If emergency stabilization requires immediate action — temporary tarping, shoring, board-up — that is different from demo. Stabilize if necessary, but do not demo before the adjuster walk.

Carriers expect supplements — what they do not accept is undocumented scope additions after the fact. We document concealed damage the moment it is found and supplement immediately.
Can you demo only part of the structure and leave the rest standing?
Yes — selective demolition of only the damaged components while leaving the surrounding undamaged structure intact is the standard approach in restoration demolition. The goal is always minimum necessary demo to access all damaged materials and achieve the conditions needed for rebuild. We do not demo more than necessary — every additional square foot of demo is additional rebuild cost.
How long does post-damage demolition take?
It depends entirely on the scope. A single-room water damage demo — drywall and flooring removal — typically takes 1–2 days. A multi-room fire damage demo with structural components runs 3–7 days. A significant structural collapse event with engineering requirements runs 1–2 weeks. We provide a demo timeline at the start of every project as part of the overall project schedule.
