Make sure the mitigation company has issued a drying certification or completion documentation before build-back begins. Build-back cannot start in areas that are not fully dry — drywall installed over wet framing will fail.

Get a copy of the mitigation company's documentation

Request the moisture logs, drying documentation, and scope of work from the mitigation company. This documentation is part of your insurance claim and will be needed by the build-back contractor and your adjuster.

Do not accept a partial payment from your carrier as final settlement

If your carrier has issued a payment based on the mitigation scope only — that is not the full claim. The build-back scope is a separate Xactimate estimate that must be submitted and approved before construction begins. Do not accept the mitigation payment as full settlement.

Arizona requires a general contractor license for structural repairs and work above certain dollar thresholds. A mitigation company that offers to "do the build-back" without a GC license cannot legally pull permits, supervise licensed subcontractors, or perform structural work.   • What is the difference between build-back and put-back?

    They are the same thing — two terms for the same phase of property damage restoration. Build-back and put-back both refer to the reconstruction phase that follows mitigation — reinstalling and rebuilding all materials that were removed or damaged during the loss event. Some carriers and adjusters use one term, some use the other. The scope is identical regardless of which term is used.

  • My mitigation company said they can do the build-back — should I use them?

    Verify their Arizona general contractor license first. Mitigation companies that are not licensed general contractors cannot legally pull building permits for structural repairs, cannot supervise licensed electrical, plumbing, and HVAC subcontractors on permitted work, and cannot legally perform reconstruction above certain dollar thresholds in Arizona. Ask for their GC license number and verify it with the Arizona Registrar of Contractors before signing any build-back contract.


  • The insurance carrier sent me a check for the mitigation — is the build-back included?

    No — the mitigation payment covers the extraction, drying, and demo scope only. The build-back is a separate Xactimate estimate that must be developed, submitted, and approved by the carrier before reconstruction begins. Do not accept the mitigation payment as the complete settlement for your loss — the build-back scope has not been submitted yet.

  • How do you match my existing finishes — flooring, texture, paint?

    Matching is a core skill in property damage build-back. Texture matching — smooth, orange peel, knockdown — is performed by our finish crews on every job. Paint color is matched using spectrophotometer analysis. Flooring is matched by sourcing from the same manufacturer and product line where possible. When exact matching is not available — discontinued products, limited runs — we document the matching limitation for the insurance carrier and propose full-room replacement as the appropriate scope.

  • Can the build-back start before the insurance carrier approves the estimate?

    You can begin non-structural finish work — painting, flooring, trim — after the carrier has acknowledged the claim and the mitigation is certified complete. We do not begin structural work or work that requires permits before carrier approval. In practice, the estimate submission, adjuster review, and approval process runs concurrently with permit application — so both are typically ready at approximately the same time.

  • Does build-back include code upgrades?

    Yes — build-back that requires permits triggers code compliance review by the local building department. Any code upgrades required as a condition of the permit — updated electrical, fire blocking, egress compliance, insulation requirements — are covered under the ordinance and law provision of most Arizona homeowner's policies. We identify all applicable code upgrades and include them in the build-back estimate with ordinance and law as the coverage basis.
