New Roof. Every Type. Backed by a
5-Year Workmanship Warranty.
Choosing a roofing contractor in Greater Phoenix is one of the most consequential decisions a homeowner or property owner can make — and one of the easiest to get wrong. Phoenix's extreme UV exposure, monsoon season wind loads, and 115-degree summer heat place higher demands on roofing systems than almost any other climate in the US. A roofing installation that cuts corners on materials, flashing, underlayment, or penetration sealing fails in Phoenix conditions faster than anywhere else — and the water damage that follows a premature roof failure is significantly more expensive than the roof itself. RCS Builders installs every roofing type across Greater Phoenix — tile, shingle, flat, foam, and metal — with materials we purchase and warranty we stand behind. We manage every roofing project from the first inspection through the final walk, and we back every installation with a 5-year workmanship warranty and manufacturer material warranties registered in your name. One call. Done right.

Every Roofing Installation Where Required
⚠️ Phoenix's Climate Is the Hardest Roofing Environment in the Continental US — Installation Quality Is Everything
Phoenix roofing fails for one primary reason — installation shortcuts that would go undetected in a moderate climate are exposed and accelerated by Phoenix's extreme conditions. Improperly sealed flashing fails in the first monsoon. Underlayment installed without proper overlap lifts in straight-line wind events. Foam roofing applied without proper primer adhesion delaminates in UV conditions within two to three years. The difference between a Phoenix roof that lasts 20 years and one that fails in 5 is not the materials — it is the installation. RCS Builders manages every installation with the same attention to flashing, penetration sealing, and underlayment that we apply to every construction project we manage. We walk every completed installation before we call it done. We document every installation photographically. And we back every roof with a 5-year workmanship warranty because we are confident in the installation quality.
Roofing Systems We Install
Every Roofing Type We Install in Greater Phoenix — Residential and Commercial
Greater Phoenix uses a wider variety of roofing systems than most US markets — the combination of extreme heat, UV exposure, and monsoon season creates different performance requirements for different property types and roof configurations. Here is every roofing system we install.
01
Tile Roofing — Concrete and Clay
The dominant residential roofing system in Greater Phoenix — concrete and clay tile is installed on the majority of established neighborhood homes across the Valley. Tile roofing in Phoenix delivers exceptional UV resistance, thermal performance, and longevity — properly installed tile roofing lasts 30–50 years in Phoenix conditions. The critical installation variables are underlayment selection and installation, flashing at all penetrations and valleys, and ridge and hip cap detail. We install both concrete tile and clay tile to manufacturer specifications with 30-year rated underlayment throughout.
Most Common Phoenix Roof · 30–50 Year Life
02
Shingle Roofing — Asphalt and Architectural
Asphalt and architectural shingle roofing is common in newer construction and in Phoenix's mid-range residential market — particularly in communities built after 2000 where shingle was specified as the original roofing system. Phoenix's extreme UV exposure degrades standard 3-tab shingles significantly faster than in moderate climates — we install architectural grade shingles minimum, with Class 4 impact-rated shingles available where hail risk and insurance discount programs support the upgrade. Manufacturer warranties of 30–50 years on architectural shingle products.
Architectural Grade Minimum · Class 4 Available
03
Flat Roofing — TPO and Modified Bitumen
Flat and low-slope roofing on commercial properties, additions, covered patios, and some residential flat roof designs across Greater Phoenix. TPO (thermoplastic polyolefin) membrane is the current standard for commercial flat roofing in Phoenix — heat-welded seams, superior UV resistance, and 15–20 year manufacturer warranties. Modified bitumen is installed on lower-slope residential applications. Proper drainage design and penetration sealing are the critical installation variables on all flat roofing systems.
TPO Standard · Heat-Welded Seams
04
Foam Roofing — Spray Polyurethane Foam
Spray polyurethane foam roofing is common on residential flat roofs and commercial low-slope applications throughout Greater Phoenix — particularly on properties with irregular roof shapes where membrane installation is complex. Foam roofing provides exceptional insulation value and a seamless monolithic surface that eliminates seam failure risk. The critical installation variables are substrate preparation, primer adhesion, foam thickness, and elastomeric coating application. Improperly applied foam roofing delaminates in Phoenix UV conditions within 2–3 years — properly applied foam roofing lasts 15–20 years with periodic recoating.
Seamless · Insulation Value · Recoating Required
05
Metal Roofing — Standing Seam and Exposed Fastener
Metal roofing on residential, commercial, and agricultural properties across Greater Phoenix — standing seam and exposed fastener panel systems in steel, aluminum, and Galvalume. Metal roofing delivers exceptional longevity in Phoenix conditions — 40–70 years with proper installation — and superior performance in high-wind events. Standing seam concealed fastener systems eliminate exposed fastener corrosion and uplift risk. Metal roofing is increasingly specified on high-end residential and commercial properties seeking long-term performance and premium aesthetics.
40–70 Year Life · High-Wind Rated
06
Roof Overlays and Hybrid Systems
Some Phoenix roofing conditions allow overlay installation — installing new roofing material over existing in good condition — rather than full tear-off and replacement. Overlay installations require assessment of the existing deck condition, current roofing weight, and local building code requirements for the property type. We assess overlay feasibility on every replacement project and recommend the approach that is correct for the specific property — not the one that saves the most installation cost in the short term.

Why RCS Builders
What Separates RCS Builders From Every Other Roofing Contractor in Phoenix
1
We Purchase the Materials — Not the Roofing Crew
Most roofing contractors mark up materials significantly as a profit center. RCS Builders purchases roofing materials directly — shingles, tile, underlayment, flashing, and all components — and passes manufacturer pricing to the project. We control the material specification, the material quality, and the manufacturer warranty registration because we own the material procurement from the first order through the final delivery.
2
We Walk Every Installation — Not Just the Invoice
Every RCS Builders roofing installation is walked by our project manager at completion — flashing at every penetration, underlayment exposure at all edges, ridge and hip cap installation, and all drip edge and gutter connections. We do not sign off on a roof we have not walked. We photograph every installation at completion — this documentation protects the homeowner, protects the warranty claim process, and is the record that proves installation quality if a question ever arises.
3
We Pull the Permits
Roofing permits are required in most Arizona jurisdictions for full roof replacement — and in some jurisdictions for significant repair scopes. A roofing contractor who pulls no permits is either performing work that does not meet code or is avoiding the inspection that confirms it does. We pull all required permits under our Arizona general contractor license and coordinate inspections throughout the installation.
4
We Back the Work With a 5-Year Workmanship Warranty
Our 5-year workmanship warranty covers defects in installation — flashing failures, improper fastening, seam failures, and all other installation-related roof performance issues — for 5 years from the installation completion date. The warranty is documented at project closeout and is transferable to a subsequent owner within the warranty period. Manufacturer material warranties are registered in your name at project closeout — so you have both the workmanship warranty from RCS Builders and the material warranty from the manufacturer.
5
We Are a Licensed General Contractor — Not Just a Roofer
When roofing replacement involves related construction work — damaged decking, fascia and soffit repair, attic insulation replacement, or interior damage from the prior roof failure — RCS Builders manages the full scope under one contract and one license. A roofing-only contractor who discovers damaged decking either replaces it without a GC license or tells you to find another contractor for that scope. We handle it all.

Our Warranty
The RCS Builders Roofing Warranty — What We Cover and What It Means
Every RCS Builders roofing installation is backed by two warranty layers — our workmanship warranty and the manufacturer material warranty. Here is exactly what each covers.
Warranty Layer 1
RCS Builders 5-Year Workmanship Warranty:
Covers defects in installation — including flashing failures at all penetrations and transitions, improper fastening that results in material displacement, seam and lap failures on membrane roofing, foam adhesion failures, and any other installation-related performance issue that causes roof failure or water intrusion. Does not cover damage from weather events, falling objects, foot traffic, or modifications made by others after installation completion.
Warranty Layer 2
Manufacturer Material Warranty:
Covers material defects in the roofing products installed — shingles, tile, membrane, and foam coating. Manufacturer warranties vary by product: architectural shingles carry 30–50 year limited material warranties, concrete and clay tile carry 30–50 year warranties, TPO membrane carries 15–20 year warranties, and foam coating carries 10-year warranties with periodic recoating requirements. All manufacturer warranties are registered in the property owner's name at project closeout — you own the warranty, not the contractor.
What warranty service looks like: A warranty claim is submitted to RCS Builders in writing. We assess the claim within 5 business days. Legitimate installation defects are repaired at no cost within 30 days of claim confirmation. Warranty documentation is provided at project closeout — including the RCS Builders workmanship warranty certificate and all manufacturer warranty registration confirmations.
Getting a New Roof
Thinking About a New Roof — Here Is the Right Way to Approach It
Step 1: Get a roof assessment — not just a sales visit
The first step is an honest assessment of your current roof condition — not a sales presentation from a contractor who has already decided you need a new roof. We assess your roof, tell you honestly whether repair or replacement is the correct scope, and provide a written recommendation with our reasoning. If your roof can be repaired we will tell you — and repair it.
Step 2: Understand the roofing types available for your property
Not every roofing type is appropriate for every property — roof pitch, existing structure, and HOA requirements all affect which roofing systems are available for your specific property. We explain every option that is appropriate for your property and the performance and cost differences between them.
Step 3: Understand the full scope — not just the roofing materials
A complete roof replacement involves more than roofing materials — underlayment, flashing, drip edge, penetration boots, and in many cases fascia and soffit condition assessment. We scope the full replacement including all components — not just the visible roofing material.
Step 4: Verify permits and warranty before signing anything
Ask every roofing contractor you consider two questions before signing: will you pull permits, and what is your written workmanship warranty? A contractor who does not pull permits is performing work without required inspections. A contractor with no written workmanship warranty is telling you something about their confidence in the installation.
Step 5: Call RCS Builders — (480) 204-9035
Tell us your property address, the current roofing type, and whether you have any known leaks or damage. We schedule a free roof assessment and provide a written proposal with scope, materials, timeline, and warranty documentation.
Storm-Damaged Roof? We Handle the Insurance Claim From Assessment Through Replacement.
Roof damage from monsoon storms, hail, and high-wind events is covered under most Arizona homeowner's and commercial property insurance policies as a named peril. We assess storm-damaged roofs and document the damage for insurance carrier submission — Xactimate estimates covering full replacement scope, underlayment, flashing, and all related components. We coordinate directly with your adjuster and manage the insurance claim from the first assessment through final replacement and closeout. Storm damage roof replacements are handled under the same quality standard and warranty as every other RCS Builders roofing installation — a covered insurance replacement is not a reason to reduce installation quality.
- Storm damage assessment and documentation for carrier submission
- Xactimate estimate — full replacement scope including all components
- Adjuster coordination from assessment through approved scope
- Insurance replacement performed to same standard as non-insurance work
- 5-year workmanship warranty on all insurance replacement installations

Questions & Answers
Roofing — Frequently Asked Questions
How do I know if I need a repair or a full replacement?
Age and overall condition determine whether repair or replacement is the right scope. A tile or shingle roof under 15 years old with isolated damage in good overall condition is typically a repair candidate. A roof over 20 years old with widespread wear, multiple leak points, or failed underlayment is typically a replacement candidate — repairing isolated sections of a failed roofing system is often a short-term fix that delays the replacement without eliminating it. We assess every roof honestly and tell you which scope is actually correct for your situation.
How long does a roof replacement take?
A standard residential tile or shingle replacement typically takes 2–4 days for the installation itself. Commercial flat roofing runs 3–7 days depending on square footage. Foam roofing runs 2–3 days. HOA and multifamily programs are phased over weeks to months depending on unit count. We provide a specific timeline in every proposal.
Do you pull roofing permits?
Yes — we pull all required permits under our Arizona general contractor license. Roofing permits are required in most Greater Phoenix jurisdictions for full replacement and for repair scopes above certain dollar thresholds. Permitted work is inspected by the jurisdiction — which confirms the installation meets code and protects the homeowner.
What is the difference between a workmanship warranty and a manufacturer warranty?
The workmanship warranty — our 5-year RCS Builders warranty — covers defects in the installation. The manufacturer warranty covers defects in the roofing materials themselves. Both are important and both are provided at project closeout. A contractor who only offers a manufacturer warranty is telling you they do not stand behind their installation — only the materials.
Can I stay in my home during a roof replacement?
Yes — residential roof replacements do not require homeowners to vacate. There will be noise during the tear-off and installation phases — typically during daytime hours — but the property remains fully habitable throughout. We coordinate installation scheduling to minimize disruption where possible.
How often does a Phoenix roof need to be replaced?
Tile roofing — 30–50 years with underlayment replacement at 20–25 years. Architectural shingle — 20–30 years depending on shingle grade and UV exposure. Flat TPO — 15–20 years. Foam — 15–20 years with periodic recoating every 5–7 years. Phoenix's extreme UV and heat accelerate all roofing system aging compared to moderate climates — which is why material quality and installation quality matter more here than anywhere else.
