Full interior repaint of all walls, ceilings, doors, and trim throughout the unit. Paint color matched to existing or updated to the property management standard. All holes, dings, and surface damage patched before paint. Ceilings spot-painted or full-coat painted depending on condition. We do not touch-up — we repaint. Touch-up paint jobs produce visible patches that new tenants notice and photograph on move-in.

Flooring — Assessment, Repair, or Replacement

All flooring assessed on every turn — LVP, carpet, tile, and hardwood all evaluated for condition, cleanliness, and life remaining. Carpet that can be cleaned is cleaned — carpet that cannot is replaced. LVP that has lifted, cracked, or stained beyond cleaning is replaced. We match existing flooring where materials are available and document matching limitations for property management where replacement is the correct scope.

Bathroom — Fixtures, Tile, Caulk, and Cleaning

Full bathroom assessment on every turn — toilet, sink, tub, shower, and all fixtures checked for function and condition. Caulk at tub and shower transitions replaced where cracked or separated — this is the single most common new tenant complaint on move-in and the least expensive fix during a turn. Tile grout cleaned. Mirror and light fixture cleaned and functional. Exhaust fan operational.

Kitchen — Appliances, Fixtures, and Surfaces

Full kitchen assessment on every turn — range, refrigerator, dishwasher, and microwave all cleaned and tested for function. Sink and faucet checked. Cabinet interiors wiped. Countertop assessed for damage beyond cleaning. Disposal tested. Any appliance that is non-functional is flagged for replacement or repair with a scope addition proposal before work proceeds.

Electrical — Outlets, Switches, and Fixtures

All outlets and switches tested on every turn. Non-functional outlets and switches replaced. Light fixtures cleaned and bulbs replaced where burned out. GFCI outlets in bathrooms and kitchen tested and reset or replaced. Ceiling fans cleaned and tested. Smoke detectors tested and batteries replaced — this is a landlord liability item that we check on every turn without exception.

Plumbing — Leaks, Drains, and Water Heater

All plumbing fixtures checked for leaks and proper function on every turn — sink supply and drain, toilet supply and fill valve, tub and shower valve function, and dishwasher connection. Slow drains cleared. Water heater inspected for leaks and function. Any active leak identified during a turn is a stop-everything item — we do not leave an active leak behind.

HVAC — Filter, Function, and Condition

HVAC filter replaced on every turn — this is a tenant satisfaction and HVAC longevity item that should never be deferred to the new tenant. System tested for function — heating and cooling both verified operational. Thermostat verified functional. Visible duct connections checked. Any HVAC issue identified during a turn is flagged with a scope addition proposal.

Final Cleaning — Move-In Standard

Full professional cleaning of the complete unit at the completion of every turn — not a broom sweep. All surfaces wiped, appliances cleaned inside and out, bathrooms scrubbed, floors cleaned, and windows cleaned inside. Unit delivered at move-in standard — the standard a new tenant expects on their first day. Cleaning is the last step — after all trades are complete.

Standard Turn — Market Condition Unit

A unit left by a responsible tenant in generally good condition — minor wall marks, normal wear flooring, clean appliances, functional fixtures. Standard turn scope covers repaint, flooring assessment and touch-up or replacement as needed, caulk replacement in bathrooms, filter replacement, smoke detector check, and final cleaning. Timeline: 5–7 days.

Enhanced Turn — Light Damage or Deferred Maintenance

A unit with visible tenant damage beyond normal wear — multiple wall holes, stained or damaged flooring requiring replacement, damaged fixtures, or deferred maintenance items that were not addressed during the tenancy. Enhanced turn scope covers all standard turn items plus flooring replacement, drywall repair, fixture replacement, and any deferred maintenance items identified during assessment. Timeline: 7–10 days.

Damage Turn — Significant Tenant Damage

A unit with significant tenant damage — extensive wall damage, full flooring replacement required, damaged cabinetry or countertops, or appliance replacement. Damage turns are scoped item-by-item after a full assessment and the scope is documented for landlord insurance or security deposit claims. Timeline: 10–21 days depending on scope.

Full Rehab — Beyond Turn Scope

The earlier we know about an upcoming turn the better we can schedule it. Call us when the notice is given — not when the tenant is gone. We schedule the assessment date immediately and plan the turn sequence around the move-out date.

Document the unit condition at move-out

Walk the unit with the tenant at move-out and document every area of damage beyond normal wear — photographically and in writing. This documentation supports the security deposit claim for damage beyond normal wear and establishes the baseline for the turn scope.

Get us in for assessment immediately after move-out

Damage turn events — units left with damage beyond normal wear — require correct documentation to support both the security deposit claim against the tenant and any landlord insurance claim where damage exceeds the deposit. We photograph and document every item of damage identified during the turn assessment — before any repair work begins — and provide that documentation to you in a format suitable for security deposit proceedings and insurance carrier submission.     We assess within 24 hours of your call and start work as soon as the prior tenant has cleared and the scope is approved. For property managers with ongoing turn volume, we maintain scheduling priority and can typically start within 1–2 days of move-out.

  • Do you coordinate all the trades or do I need to schedule paint, floor, and cleaning separately?

    We coordinate every trade. One call to RCS Builders covers paint, flooring, repairs, HVAC filter, and final cleaning. You do not manage individual subcontractors or coordinate trade scheduling. We manage the full turn scope under one project manager.

  • What happens if you find damage beyond the standard turn scope during the assessment?

     We bring every scope addition to you with a cost and timeline estimate before performing the work. You decide — add it to the current turn scope, defer it, or skip it. We never perform unrequested work and invoice for it after the fact.

  • Can you handle turns for multiple units at the same time?
