Scottsdale has one of the highest concentrations of short-term and vacation rental property in the country, and those properties get treated by most restoration companies exactly like a primary residence. They are not the same, and the differences cost owners real money.

The insurance is different: This is where owners most often get caught. A standard homeowner's policy frequently will not cover a property operated as a short-term rental, and a claim can be denied on that basis. Short-term rental operations typically require a specific STR endorsement, a landlord policy, or a commercial policy, and those policies often include loss of business income coverage that reimburses the nightly revenue lost during restoration — coverage a great many owners carry and never claim, because it requires a documented restoration timeline and scope to support it. In sensitive or equipment-dependent environments we coordinate with your facilities team before equipment is moved or power is touched.

  • Do I have to hire you for the whole project, or can you just do one part?
