⚠️ Four Things the Building Type Decides Before Anyone Picks Up a Tool
The first is the systems. A restaurant has hood ventilation, grease interceptors, and walk-in refrigeration. A medical office has infection control requirements and specialized rough-in. A memory care unit has secure egress that cannot be compromised even temporarily. A contractor who has not worked in that building type does not know what they are looking at, and the mistakes are expensive. The second is the constraint. In an occupied care community the residents cannot be relocated. In a warehouse the shipping schedule cannot stop. In a condo the work has to move through an elevator on somebody else's schedule. The third is what downtime actually costs — which varies wildly and determines how the schedule should be built. A short closure is an inconvenience for one owner and a season's revenue for another. And the fourth is who approves it: a homeowner decides on the spot, a board decides at a meeting after a reserve study, a facilities director decides against a capital budget, and a tenant has to check with a landlord. A scope written for the wrong decision-maker sits unapproved for months. Most contractors pick a side. Restoration companies respond to damage and hand you off when it is time to rebuild. General contractors build and renovate but are not equipped for a 2am water call and do not carry the certifications or the equipment. That split is fine right up until it is your building — and then it means two relationships, two sets of documentation, and a gap between them where things go wrong.

On an emergency, the contractor who arrives already knows your building — where the shutoffs are, how the systems run, who your manager is, what your operating constraints look like. The list reflects where we have the deepest experience, not the limits of what we build — we are a licensed general contractor and an IICRC certified restoration firm, and the qualification to work on a commercial property is the license and the project management capability, not a prior portfolio in that exact niche. Call us and describe the building. What we will tell you honestly is if your project genuinely needs a specialist we are not — that happens, and we would rather say so than take the work and figure it out on your building.
Why organize by property type instead of by service?
Because that is how owners and operators actually think about their problem. You do not have a "drywall issue," you have water in your restaurant. The building type determines the systems involved, the constraints on the work, what a shutdown costs you, and who has to approve it — and a contractor who does not account for those gets it wrong in ways that are expensive. Do you really handle both restoration and construction?
Yes, and that combination is unusual. Most restoration companies are mitigation-only — they dry it out and hand you off. We already have a contractor for planned work. Can we use you just for emergencies?
Yes. Plenty of our clients have an existing GC relationship and call us for 24/7 response and restoration. We are not going to use an emergency to pitch you on replacing them. Over time some clients consolidate, but that is their call and it happens because of how the work went, not because we asked.
How fast do you respond?
24/7 across Greater Phoenix, with realistic arrival windows rather than optimistic ones. We are based in Tempe, so the central and East Valley are fastest; the far West Valley, north Valley, and Pinal County are genuinely longer drives and we will tell you so rather than quoting a number we cannot hit.
Do you work with insurance?

We write scopes in Xactimate, document thoroughly, submit supplements when concealed damage appears, coordinate directly with adjusters, and provide the completion documentation carriers require.
