We Take the Small Jobs, Which Is Why We Get the Big Ones
Every facilities director and property manager has the same problem: a punch list item, an under-threshold repair, a small fix that is too minor for their usual GC to prioritize and too important to ignore. The big contractors do not call back. The handymen are not licensed. We do that work — reliably, on a schedule, and finished. Not as a favor, and not as a loss leader. We do it because the contractor who shows up for the two-thousand-dollar repair is the one you trust with the two-hundred-thousand-dollar buildout, and we would rather earn that than bid for it.

In an occupied building, containment is most of the job. We isolate the work area with negative air and particulate control so the rest of the facility keeps running, coordinate with your facilities, maintenance, and safety teams before equipment is moved or power is touched, and sequence disruptive work around production, shipping, service hours, or whatever your day actually looks like. Shutting a building down is easier for the contractor and expensive for you, and we do not confuse those two things.

Step 1: Consultation and scope development
We meet at the space, understand your business and your industry-specific requirements, review your plans or develop them with our design partners, and define the full scope of work. For tenant buildouts we review the landlord work letter and TI allowance.
Step 2: Estimating and proposal
Detailed commercial estimate with line-item scope and pricing. Realistic timeline built around your lease delivery date or business opening target. No vague allowances that balloon during construction.
Step 3: Permitting and preconstruction
All permits pulled under our Arizona GC license. Specialty system designs — mechanical, electrical, plumbing, and any industry-specific systems — coordinated and submitted. Preconstruction schedule finalized.
Step 4: Construction
Construction managed by our project manager with regular progress reporting. All trades coordinated and scheduled. Specialty inspections coordinated at required phases. You get one point of contact for the entire project.
Step 5: Inspections and certificate of occupancy
All required inspections coordinated and passed. Specialty compliance inspections — health department, fire, regulatory — managed through to approval. Certificate of occupancy delivered.
Step 6: Closeout and warranty
Final walk with you, punch list completion, and project closeout documentation. Warranty on all RCS Builders work. We do not consider the project complete until you can open your doors.

As a licensed general contractor, the qualification to build a commercial space is the license and the project management capability — not a prior portfolio in that exact niche. What we bring to each vertical is the specific technical knowledge that industry requires and the coordination of the specialized systems each space depends on.
Do you work within my commercial lease and tenant improvement allowance?
Yes — most of our tenant buildout work happens inside a lease relationship with a landlord work letter and a tenant improvement allowance. We review the work letter, build the scope to coordinate with the landlord-provided work, and manage the project to protect your TI allowance and hit the delivery date your lease commencement depends on.
Do you pull the permits and manage the inspections?
Yes — all permits are pulled under our Arizona general contractor license and we coordinate every required inspection through to the certificate of occupancy. For verticals with specialized compliance inspections — health department for restaurants, fire and life safety, and regulatory inspections — we manage those specialty inspections through to approval as well.
Can you do the work while my business stays open?
In many cases yes — interior renovation and CapEx work on occupied commercial space is frequently phased to keep the business operating. We contain dust and disruption, schedule noisy work around your operating hours where possible, and sequence the work to maintain occupancy. For full buildouts in vacant space, occupancy is not a factor. We assess the phasing options at the consultation.
