Starts. We
Help With Both.
Two situations bring Phoenix homeowners and property managers to this page. The first: mold remediation is complete — either by RCS Builders or another company — and you need post-remediation clearance testing and documentation to confirm the remediation was successful, satisfy your insurance carrier, or close a real estate transaction. The second: you have had a water event, you know your property has moisture risk conditions, or you want to assess your home's mold risk before a problem develops — and you want professional guidance on what to monitor and what to address. RCS Builders provides both services across Greater Phoenix. One call handles either situation.

The Lowest-Cost Mold Intervention — Before It Establishes
⚠️ Post-Remediation Clearance Is Not Optional — It Is the Only Objective Confirmation That the Remediation Worked
Visual inspection of a completed mold remediation is not clearance. A space that appears clean after remediation may still have elevated spore concentrations from disturbed mold particles that settled after remediation was completed. Post-remediation clearance testing — air samples submitted to an accredited laboratory — is the only objective confirmation that spore counts have returned to background levels and the remediation was successful. Most insurance carriers require clearance documentation before closing a mold remediation claim. Many lenders require it before closing on a property with a known mold history. Real estate buyers expect it. We provide clearance testing with full accredited laboratory documentation for any completed mold remediation — regardless of who performed the work.
Mold Prevention for Phoenix Homes
Mold Prevention in Phoenix — What Actually Works and What Doesn't
Phoenix mold prevention is different from mold prevention in humid climates. Here are the specific risk factors for Phoenix homes and the prevention measures that address each one.
01
Respond to Every Water Event Immediately and Professionally
The single most effective mold prevention measure in Phoenix is extracting and drying every water event professionally within 24–48 hours. No mold prevention product, coating, or treatment prevents mold from establishing in wet porous materials in Phoenix summer conditions. The only effective prevention is eliminating the moisture before mold establishes. If you have a water event — call us immediately, regardless of how minor it appears.
02
Have Your AC Condensate System Serviced Annually
Phoenix HVAC systems run continuously for six months of the year and produce significant condensate. Condensate drain lines clog annually in Phoenix — the most common source of slow attic moisture events that produce mold. Have your HVAC technician clear the drain line, treat it for algae growth, and confirm the drip pan is draining freely every spring before cooling season begins.
03
Inspect and Maintain Bathroom Grout and Caulk Annually
Walk every shower and tub surround in your home annually and inspect grout joints for cracking and caulk transitions for separation. Regrouting cracked joints and recaulking failed transitions before water penetrates the tile is significantly less expensive than the bathroom mold remediation and rebuild that follows when these maintenance items are deferred.
04
Ensure All Bathroom Exhaust Fans Vent to the Exterior
Bathroom exhaust fans that vent into the attic — a common installation error in Phoenix homes — deposit moisture directly into the attic space with every use. Confirm that every bathroom exhaust fan in your home terminates at an exterior vent cap — not at an attic soffit or into the attic space. Fans venting into the attic must be rerouted to a proper exterior termination.
05
Have Your Roof Inspected Every May Before Monsoon Season
A professional roof inspection before monsoon season identifies cracked tiles, lifted shingles, and compromised flashings before the first storm tests them. A roof leak that produces attic mold in July could have been prevented by a May inspection that identified and repaired the compromised roofing before the monsoon. This is the highest-value single prevention measure for Phoenix homeowners.
06
Maintain Proper Perimeter Grading Away From the Foundation
Phoenix's caliche soil sheds water rather than absorbing it — monsoon rainfall that cannot infiltrate the soil runs toward the nearest low point. If your perimeter grading directs water toward the foundation rather than away from it, monsoon runoff pools against the foundation and finds entry through any gap at the slab edge. Perimeter grading corrected to direct water away from the foundation prevents the chronic moisture intrusion that produces mold at wall bases.
Post-Remediation Clearance Testing
Post-Remediation Clearance Testing — What It Is, What It Confirms, and Who Requires It
Post-remediation clearance testing is the objective confirmation that a mold remediation event was successful — and it is not optional when documentation matters.
What clearance testing involves: Air samples are collected from the remediated area and from an unaffected area of the same building as a control. Samples are submitted to an accredited laboratory for spore trap analysis. Results are compared to establish whether spore concentrations in the remediated area have returned to background levels consistent with the control sample.
What clearance testing confirms: That airborne mold spore concentrations in the remediated area are at or below the levels present in the unaffected control area — the objective standard for successful remediation. Clearance testing does not guarantee that zero mold spores are present — mold spores exist in normal ambient air at all times. It confirms that levels are not elevated above background.
Who requires clearance documentation: Most homeowner's and commercial property insurance carriers require clearance documentation before closing a mold remediation claim. Many mortgage lenders require clearance documentation before closing on a property with a known mold history. Real estate transactions involving known mold events require clearance documentation for buyer protection. Regulatory agencies require clearance documentation for commercial properties with occupancy requirements.
We provide as a standalone service: Post-remediation clearance testing for remediation performed by any company — not only RCS Builders. If another contractor performed your mold remediation and you need independent clearance testing and documentation, call us.
"All laboratory sampling and clearance testing is performed by an independent certified third-party industrial hygienist — not by RCS Builders. Independent testing means the results are objective and unimpeachable, which is what your insurance carrier, your lender, and your family deserve."
If Clearance Testing Fails — Important
What Happens If Post-Remediation Clearance Testing Fails
A failed clearance result — elevated spore counts after remediation — means additional remediation is required. Here is what to do if clearance testing fails.
What a failed clearance means: Post-remediation spore counts that exceed background levels indicate that the remediation was not fully successful — either materials were not completely removed, the containment was breached during remediation, or the moisture source was not fully resolved and mold is continuing to grow.
What to do: Contact your remediation contractor with the failed clearance report. The contractor is responsible for addressing the deficiency — whether that means removing additional materials, re-establishing containment, or resolving an unaddressed moisture source. Do not re-occupy the space until a subsequent clearance test passes.
When we find failures: We perform clearance testing after our own remediations and after remediations performed by other companies. When we find a failed clearance after another company's work, we provide the laboratory report to the property owner and, if requested, assess the remediation and identify the most likely cause of the failure. We do not perform re-remediation of another company's work without a complete assessment of what was and was not done.

If You Need Clearance or Prevention Assessment Now
Need Clearance Testing or a Prevention Assessment — Here Is What to Do
Step 1
Confirm remediation is complete before requesting clearance testing
Post-remediation clearance testing should be performed after all remediation work is complete and the containment has been removed — not during active remediation. Confirm with your remediation contractor that the work is fully complete before scheduling clearance testing.
Step 2
Gather your remediation documentation
Collect all documentation from the completed remediation — scope of work, photos of materials removed, and any post-remediation drying logs. This documentation helps us understand the scope of the remediation and ensure our clearance sampling covers all areas that were remediated.
Step 3
Identify the purpose of the clearance
Different clearance purposes require different documentation formats — insurance carrier closeout, mortgage lender requirements, regulatory agency compliance, or real estate transaction. Let us know the purpose so we can format the documentation appropriately.
Step 4
Call RCS Builders — (480) 204-9035
Tell us whether you need post-remediation clearance, a prevention assessment, or a post-water-event assessment. We schedule across Greater Phoenix same-day or next-day.
Step 5
For prevention assessments — identify your primary concern
Tell us whether your concern is a known water event, a musty odor, a property purchase, or general moisture risk assessment. This helps us prepare the right equipment and focus the assessment where it will be most productive.
Clearance Documentation Closes Your Mold Remediation Insurance Claim. We Provide It in the Format Your Carrier Requires.

Questions & Answers
Mold Prevention & Post-Remediation — Frequently Asked Questions
Can you provide clearance testing for a remediation another company performed?
Yes — we provide independent post-remediation clearance testing as a standalone service for mold remediation performed by any company. Independent clearance testing — performed by a company that did not perform the remediation — is actually preferred by many insurance carriers and lenders as more objective than clearance testing performed by the remediating company itself. We provide accredited laboratory clearance documentation in whatever format the requesting party requires.
How long after remediation should clearance testing be performed?
After the remediation is fully complete — all contaminated materials removed, all structural surfaces treated, the containment removed, and the space aired out with fresh air circulation for at least 24 hours. Testing too soon after active remediation — while disturbed spores are still settling — produces artificially elevated results. We recommend a minimum of 24 hours after containment removal before air sampling for clearance.
What if clearance testing fails?
A failed clearance result means additional remediation is required — either materials were not completely removed, the containment was breached during remediation, or the moisture source was not fully resolved. We review the failed clearance result, identify the most likely cause based on the specific spore counts and sample locations, and recommend the additional remediation scope required to achieve clearance.
Does mold prevention treatment — coatings and sprays — actually work?
Mold-resistant coatings and antimicrobial treatments applied to building materials reduce the rate of mold establishment on treated surfaces — they do not prevent mold from establishing if moisture is persistently present. There is no product that prevents mold growth in consistently wet porous materials in Phoenix summer conditions. The only effective mold prevention is moisture control — eliminating moisture sources before mold can establish. Coatings and treatments are useful as a post-remediation measure to reduce recurrence risk — not as a substitute for moisture control.
How often should I have a mold risk assessment performed?
For primary residences with no known moisture events — a mold risk assessment every 3–5 years or following any significant water event. For rental properties — annually as part of routine property condition monitoring. For commercial properties — annually for properties over 10 years old or those with a history of moisture events. After any significant water event — immediately, before 24–48 hours have elapsed.
What is the difference between clearance testing and a mold inspection?
A mold inspection assesses whether mold is present and where — it is performed before remediation to establish the scope. Clearance testing is performed after remediation to confirm it was successful — it establishes whether the spore counts have returned to background levels. They answer different questions at different stages of the mold event. Both use laboratory analysis but at different points in the remediation lifecycle.
