Second, jurisdiction: much of Sun Lakes carries a Chandler mailing address, but Sun Lakes is unincorporated Maricopa County. That is a postal convention, not a statement of authority. It is usually gray, sometimes blue or black, flexible rather than rigid, and often stamped "PB2110." Check at the water heater, under sinks, and where supply lines enter from the main. The material degrades internally and splits at fittings suddenly and at full pressure.

  • One pipe failed. Do I need to repipe?

    We will give you a straight answer either way. If the failure was polybutylene, or aging supply in the original sections, the rest of the system is the same material installed at the same time under the same conditions — so a single failure is usually a signal rather than an isolated event. That said, we are not going to sell you a repipe you do not need. We will show you what we found, tell you honestly what the system's condition looks like, and lay out the options. What we will not do is put a wall back over a system that is going to fail again in six months.

  • My home sits empty part of the year. What should I do before I leave?

    Shut off the main water supply if your system allows it — that single step prevents most long-duration losses. Have supply lines and the water heater inspected before you go, particularly if your section falls in the polybutylene window or the original construction. Check that area drains and drainage around the home are clear, since monsoon arrives while you are away. And arrange for someone to physically walk the property rather than drive past it; a drive-by does not find a leak.

  • Someone came to my door after a storm. Should I let them on my roof?

    Be careful. Legitimate contractors are generally busy with people who called them, so an uninvited knock is worth treating cautiously.
