When damage opens up walls or systems in stock this age, current code frequently requires that what gets rebuilt meets today's standards rather than the original ones — turning a like-for-like repair into a partial upgrade. Many policies carry ordinance or law coverage for exactly that gap and a lot of owners never claim it because nobody identified the code-triggered upgrades in the scope. We identify them at assessment and document them separately so that portion is clearly claimable.

  • I run a bar on Mill. When should we do renovation work?

    Not during the fall semester if it can be avoided. Football weekends and the September-through-November stretch are the strongest revenue period of the year for campus-adjacent business, and disruptive work then costs more than the invoice shows. Summer is the natural window. For work that cannot wait, we phase it — front-of-house back before back-of-house completes, disruptive work outside service hours, and health department coordination on any kitchen scope.

  • Do I have to hire you for the whole project, or can you just do one part?
